Do
- Rely on recent comps with similar square footage, condition, and age when pricing the home
- Amp up the curb appeal with flowers, mulch, and tree trimming
- Declutter everywhere, even closets and storage spaces
- Fix and repair anything that is broken; tune up systems
- Look in your crawlspace (where expensive repairs are found)
- Allow showings as much as possible
- Tidy up and turn on lights before a showing
- Consider feedback from buyers to make adjustments
Don't
- Use Zillow to price your home
- Overlook condition and upgrades when comparing comps
- List your home with known defects
- Turn down showings (if at all possible)
